BAHA ALERT:

PROPOSED Ridgeline Protection Ordinance – Comments due by July 2nd!

Those who live on ridgeline streets, like Linda Flora and Stradella, most likely received a notice about the new proposed Ridgeline Protection Ordinance drafted by LA City Planning Staff about which a virtual presentation was held in June 17th, 2021. Others who do not live on ridgeline streets, or whose property is in the areas covered by the Mulholland Design Review Board probably did not receive the notice. All of us should pay attention to this proposed new Ridgeline Protection Ordinance which is coupled with a zone change ordinance that would have a significant impact on many landowners’ rights and potentially property values which would thereby impact our entire community.

A request for an extension of the comments period has been made, but we have not received a reply so must proceed under the assumption that the deadline is still July 2nd. If this date changes, we will let you know.

You can start by watching the presentation by Planning Staff. You may notice that the map identifies all properties as being in the RP1 zone change area. We have been told that this is because the division between RP1 (pristine ridges) and RP2 zones (already developed ridges) has not yet been made. The proposed ordinance limits the height of any new construction in RP2 zones to 18 feet which would prohibit adding a second story, or rebuilding existing two stories high after a disaster without applying for a variance and proving that when originally built it conformed to the rules then in effect on developed Ridgeline streets such as Linda Flora and Stradella in our neighborhood. These are among the reasons that an extension to the July 2nd comment period has been requested.
