Beautification Committee Update
As many neighbors have observed, the southwest and southeast corners of Roscomare Road and Mulholland Drive have been going through a difficult transition period. Our Beautification Committee reports that this can be attributed to a faulty, 60 year old, irrigation system in need of repair, where some areas have received excess water while other areas received none. The system has been turned off pending repair of a broken valve. In addition, the area also suffers from significant surface root intrusion from ficus and sycamore trees which damaged hardscape and irrigation and have complicated both current and future planting.
To improve the corners and develop an appearance one would expect for the northern gate entrance to Bel Air, the Committee has been working on plans for implementation with attention to:

Drought resistant and native plants that also address specific area water and sunlight conditions;

Appropriate understory plants beneath native oaks, that maintain symmetrical appearance on both corners as well as with surrounding areas.

Are attractive foliage and bloom;

Once established, will be low maintenance and capable of filling in the space effectively. Also, eliminating elements that are eroding or harming walls, terrain, and would do so to future landscape; and
-
Repairing and/or improving the irrigation system.

Membership Drive Update
Email notices for membership renewal and sign-up were recently sent to those residents of Bel Air Hills for whom we have email addresses. Regular mail notices are going out to everyone else. If you receive one of these notices and have already paid your 2026 dues (which is much appreciated), please simply disregard the notice.
We have been letting you know about our new online membership portal, PayHOA. While we were hoping to fully implement it for the 2026 membership drive, a determination was made that more time is needed to make for a smoother transition, and thus, it is our intention to fully implement the new system for the 2027 membership drive.

Sepulveda Transit Corridor Project
The Metro Board of Directors has now approved, what they call the Locally Approved Alternative. Metro’s recommended option, called Modified Alternative 5, would build an underground heavy rail line connecting the Van Nuys Metrolink Station to the Expo/Sepulveda E Line station. The project would also connect to the G Line on Van Nuys Boulevard and the future Metro D Line at Wilshire and Westwood. There will also be a station stop on the UCLA campus. It appears that the underground route will travel through the Santa Monica Mountains more or less along Beverly Glen Boulevard (see diagram map below)

While the implementation of the Locally Approved Alternative would hopefully improve traffic conditions on the 405 Freeway between the San Fernando Valley and the Westside, there is still a long way to go before that could happen. There is still funding questions, engineering, and, of course, actual construction.

Here’s the recent weekend closure announced by Caltrans:
Los Angeles — Caltrans announces extended weekend lane reductions along Interstate 405 (I-405) through the Sepulveda Pass. The freeway will be reduced to three lanes in each direction and motorists are strongly encouraged to seek alternate routes and explore public transportation options to reach their destinations.
The work will start 10 p.m. Friday, Feb. 6, through 5 a.m. Monday, Feb. 9. Motorists traveling along I-405 will experience the following lane reductions and ramp closures:
Northbound I-405

Reduced to three lanes between just south of Getty Center Drive/Sepulveda Blvd. off-ramp to just north of Bel Air Crest Road
